Frequently asked questions
What is Home Watch?
What is Home Watch?
Home Watch is a professional management service that provides regular, visual inspections of a property for owners who are away for extended periods. It acts as an early detection system, identifying potential issues—such as leaks, pest infestations, or system failures—before they escalate into costly disasters.
Home Watch and Your Insurance
Many homeowners are surprised to learn that standard insurance policies may have "vacancy clauses" or "unoccupied home" restrictions. If a home is left unattended for a specific timeframe (often 30 days or more), a claim for damage—especially water damage—could be denied.
- Risk Mitigation: Insurance providers often require a designated person or professional service to monitor the home to ensure "reasonable care" is being taken.
- Documentation: By providing professional photo reports and dated logs, a Home Watch service gives you the necessary paper trail to prove the property was being actively monitored, which can be critical for claim approval.
- Preventing Total Loss: Frequent checks can turn a potential total loss from a burst pipe into a minor repair, keeping your premiums lower and your property insurable.
Disclaimer: Insurance requirements vary by provider and region. Always review your specific policy or speak with your agent to understand the "unoccupied" property requirements for your home.
How often do you visit my home?
We provide weekly home watch visits, with custom schedules available if needed.
What’s included in a Home Watch visit?
What We Do
We provide a comprehensive, multi-point inspection during every visit to ensure your home stays secure, functional, and fresh. Our service goes beyond a simple walk-through; we act as your professional "eyes and ears" to catch potential issues before they become major repairs.
- Security & Perimeter: We manually test all doors, windows, and locks to ensure your home is sealed tight and shows no signs of intrusion.
- Plumbing & Leak Detection: We inspect under every sink, around water heaters, and near appliances for signs of moisture. To keep your plumbing in top shape, we flush all toilets and run faucets to prevent traps from drying out.
- System Diagnostics: we monitor your electrical systems and HVAC units to ensure your home is maintaining the proper temperature and humidity levels.
- Appliance & Property Health: We check the functionality of your major appliances and assess the overall property condition for storm damage, pests, or maintenance needs.
- Active Maintenance: We take care of the small details that matter, including cleaning toilets to prevent bacterial buildup and changing air filters on schedule to protect your air quality and HVAC efficiency.
- Instant Photo Reports: Peace of mind is delivered to your inbox. After every visit, you’ll receive a detailed report with photos, providing visual proof that your home is exactly as it should be.
